Tracy Place Apartments
This infill
site was located on an empty parcel between an older residential
neighborhood and a busy commercial street. With it's walkable
proximity to shopping and services it was ideal for an affordable
senior project - a much needed facility in central Tracy. The design
challenge was to provide the 50 units on a tight one acre site while
being sensitive to the surrounding homes. A series of neighborhood
workshops were the foundation for the design direction: a stepped
mass, with familiar gable forms, that begins as one story and
gradually moves to the three story required for the unit mix. The
use of rich warm colors and materials including stone veneer and old
fashioned landscape including a rose garden help create a peaceful
and familiar feel. Tracy Place's waiting list of prospective
tenants, and it's excellent connection to the surrounding
neighborhood, is proud testament to it's success in meeting a key
housing need while being a good neighbor.
